Summary
Our team completed a multi-visit raccoon removal at a tall detached home in Vaughan after roof activity was reported. The work focused on identifying soffit intersection entry points, installing one-way doors to allow safe exit, and completing limited exclusion where approved. A final visit confirmed the animals had vacated and that the repaired areas were secure.

The property is a tall two-storey detached house with brick exterior, roof valleys, and multiple soffit intersections. These architectural transitions can create pressure points along the roofline, particularly where soffit panels meet roof decking.
Customer Concern
The homeowner reported ongoing raccoon activity on the roof and noted a visible opening at a soffit-to-roof intersection they believed was being used as an entry point into the attic space.
Inspection & Findings
During the initial roof inspection, our technician identified an active opening at a soffit intersection consistent with raccoon access. Additional soffit intersections and roofline areas were assessed for vulnerability. No interior inspection was required, as activity indicators were limited to the exterior roofline.
Cause Analysis
Raccoons commonly exploit soffit intersections because these areas can flex or separate over time due to weather exposure and building movement. The roof height and multiple junction points increased accessibility, allowing wildlife to pry soffit material upward and gain access to attic voids.
Treatment / Removal
A humane, non-lethal one-way door was installed over the identified entry point to allow the raccoon to exit while preventing re-entry. This work was completed in accordance with standard wildlife control practices. Technician Ardian conducted a full roofline check during each visit to identify any new activity or entry points.
Exclusion & Repairs
During the first visit, one additional soffit intersection was sealed at the homeowner’s approval. Other recommended exclusion points were documented but not sealed at that time.
On the second visit, approximately one year later, new raccoon activity was confirmed at a nearby soffit intersection. A second one-way door was installed at this location.
On the final visit, after no further activity was reported, all one-way doors were removed and the active entry point was permanently sealed. Installed screening and repairs were inspected and found to be holding securely.
Outcome & Confirmation
Following removal of the one-way doors and completion of sealing, no further raccoon activity was observed or reported. The exclusion work remained intact, and the roofline showed no new signs of wildlife entry at the time of final inspection.
