Summary
We responded to reports of nocturnal attic noise at a detached home in Vaughan. Our inspection confirmed raccoon activity originating from damaged soffit areas along the roofline. The service was completed over two visits and included humane removal, temporary eviction measures, and permanent exclusion to prevent re-entry.

The property is a taller-than-average detached brick home due to a raised basement design. The increased height and multiple roofline intersections created elevated soffit sections that were difficult to view from ground level and more vulnerable to wildlife access.
Customer Concern
The homeowner reported repeated nighttime noises coming from the attic space, raising concern about wildlife presence and potential damage to insulation and roof components.
Inspection & Findings
During the initial visit, our technician Ardian conducted a full exterior roof inspection followed by an attic inspection. A primary entry point was identified at a soffit section that had been pulled down. Inside the attic, insulation appeared disturbed, and raccoon activity was confirmed. Six juvenile raccoons were found within the attic space.
Exterior inspection also identified several secondary risk areas, including open soffit intersections, roof vent openings, and a plumbing vent that could allow future wildlife access if left unprotected.
Cause Analysis
Raccoons commonly exploit weakened soffits and roofline intersections to access attic spaces, particularly on taller homes with complex roof designs. Once an entry point is established, repeated use and body weight can worsen the opening. Roof vents and plumbing penetrations without protective screening further increase the likelihood of attic access.
Treatment / Removal
A one-way raccoon door was installed over the main soffit entry point to allow the adult raccoon to exit without re-entry. The six juvenile raccoons found in the attic were removed humanely and placed in a reunion box nearby so the adult could retrieve them once excluded from the attic.
Exclusion & Repairs
To secure the structure and prevent future access, our team completed the following work during the first visit:
- Installation of a raccoon one-way door at the main soffit entry point
- Installation of approximately seven feet of galvanized steel mesh along vulnerable soffit areas
- Sealing of two soffit-to-roof intersections using galvanized steel mesh
- Installation of eight galvanized steel roof vent covers
- Sealing of one roof plumbing vent with galvanized steel mesh
All materials used were selected for durability and long-term wildlife resistance.
Outcome & Confirmation
On the second visit, the homeowner reported no further wildlife activity. The one-way door was removed, the entry point was permanently sealed, and all exclusion work was inspected. No signs of continued raccoon activity were observed, and the attic remained quiet following completion of the service.
