Summary

Our team addressed reported raccoon activity in the attic of a detached residential property in Vaughan. A full roofline inspection identified soffit damage being used as an access point. Humane one-way doors were installed to allow adult raccoons and juveniles to exit, followed by permanent exclusion and sealing once activity ceased.

Inspection & Findings

During the initial visit, a full exterior roof inspection was completed. Evidence consistent with raccoon activity was observed along the roofline and soffit areas. A section of soffit had been pulled down, creating a clear entry point into the attic space. Additional vulnerable soffit sections were identified nearby.

Photos taken during inspection show disturbed soffit panels, staining and debris along roof edges, and gaps at soffit transitions that could allow wildlife access.

Cause Analysis

Raccoons commonly target soffit and roofline intersections when materials are weakened or accessible. The height and layout of this structure, combined with seasonal shelter-seeking behaviour, made the attic an attractive denning location. Late-stage baby season further increased the likelihood of repeated entry attempts.

Treatment / Removal

On the first visit, our technician Richard installed a primary raccoon one-way door over the main soffit entry point. A secondary one-way door designed for juveniles was also installed due to the timing within raccoon baby season. This approach allowed animals to exit safely without re-entry.

Exclusion & Repairs

Approximately seven feet of galvanized steel mesh was installed to reinforce and seal additional soffit areas adjacent to the main entry point. Mesh was securely fastened to prevent further access while maintaining airflow and structural integrity. All work was completed using humane, non-lethal methods.

Outcome & Confirmation

On the follow-up visit, the homeowner reported no further wildlife activity. The one-way doors were removed, sealed permanently, and the full exclusion work was inspected. No additional entry points or signs of continued activity were observed.
