Mouse Control Case Study of an Old House in Vaughan

Job Overview

Location: Vaughan, Ontario
Structure: Two-story detached house with attached garage
Problem: Mouse activity reported inside the home
Service: Mouse treatment
Visits: 3 visits

Summary

We were contacted to address ongoing mouse activity inside an older detached home in Vaughan. Our team completed a full inspection, implemented a professional mouse control program, and conducted follow-up visits to monitor activity levels. The issue was resolved through treatment alone, as no exclusion work was completed during this service.

Background / Property Context

The property was an older two-story detached house with an attached garage. Due to the age of the structure, multiple gaps, openings, and construction transitions were present along the exterior foundation, soffits, and service penetrations. These conditions are commonly associated with rodent entry when not fully sealed.

Customer Concern

The homeowner reported hearing and seeing signs of mice inside the home and was concerned that rodents were entering through multiple areas of the structure.

Inspection & Findings

During the initial inspection, we identified several potential rodent entry points around the exterior of the home. These included gaps along the foundation wall, openings around utility and plumbing penetrations, and damaged or open soffit areas. Interior inspection indicated active mouse movement consistent with ongoing entry from outside.

Photos taken during the inspection show:

  • Openings and gaps along the foundation wall near grade level
  • Visible gaps beneath siding and structural transitions
  • Damaged or open soffit areas that could allow rodent access
  • Utility and plumbing penetrations without full sealing

Cause Analysis

Mouse activity was attributed to the age of the home and the number of unsealed exterior gaps. Foundation openings, utility penetrations, and soffit damage provided accessible entry routes for rodents. Vegetation and ground cover near the structure further supported rodent movement along the perimeter.

Treatment / Removal

Mouse control was performed by a licensed exterminator in accordance with Ontario Ministry of the Environment guidelines. Tamper-resistant bait stations were placed in areas of high interior activity. Commercial-grade rodenticide was used as part of a monitored baiting program designed to reduce the active mouse population over time.

Exclusion & Repairs

Extensive exterior exclusion was recommended due to the number of identified entry points. The homeowner chose not to proceed with professional exclusion work and advised that they intended to address sealing independently. No structural repairs or exclusion installations were completed by our team during this service.

Outcome & Confirmation

At the final visit, bait stations were inspected and no further mouse activity was reported by the homeowner. Interior conditions were consistent with resolved activity. With no new signs observed, the service was considered complete.

Technician Notes

The initial inspection and treatment were completed by our technician, Blerti. Follow-up visits confirmed reduced and then absent mouse activity. While treatment resolved the immediate issue, untreated exterior entry points remain a potential risk for future rodent access.
